Leasing Information and Application Instructions

Note to Authorized Real Estate Agents/Brokers:  Vacant apartments may be toured by supervised appointment or by picking up keys from the leasing office.  Must leave your current valid Mass. Real Estate license and refundable $20.00 when picking up keys on loan; keys due back within ONE (1) HOUR of sign-out.  NO EXCEPTIONS.  Within Landlord’s move-out period only, occupied apartments may be shown by 48hr. advance appointment only.  Note, your clients will be responsible for paying the commission.  Neither Management nor the Landlord will contribute to your commission. Showings are Supervised and By Appointment Only.

Note to Year-to-Year Rental Applicants:  The following application forms must be filled out completely and submitted for approval. All applications submitted must include One-Month’s Rent check, plus non-refundable $150 Facilitation Fee required for each resident applicant plus each applicant co-signer(s); payments may be paid by cash or bank check or money order. (Ex. for a Two-Bedroom rental, there may be up to four (4) sets of applicants: two (2) applicant residents plus (2) applicant Co-signers, for a total of four applicants, a non-refundable $300 Facilitation payment is due per group.) Original signatures may be required.  All year-to-year leases require payments of FMR, LMR and SD + current Broker’s Fee* toward Lease signing (First Month’s Rent due with applications; Last Month’s Rent and Security Deposit due at lease signing). Proof of Renter’s Insurance due in advance of key assignment.  Vet paperwork if applicable required in advance, call for details.  Deposits required for each rental, one-month payment required toward lease monies due, call for details.  No personal checks accepted until after Lease monies paid-in-full, with proof of Renter’s Insurance, and when residency has been established. Residential applicants and his/her co-signers shall complete parts 1, 2 & 3 of the Residential Applications and shall submit Renter’s Insurance.  Once approved and cleared, there is no cancellation, call for details.  Copies of executed 12-month residential leases shall be made available for resident collection and signature at management office, call for details. One Lease per apartment, approved applicants including applicant Co-signers named jointly and severally liable on Lease.  On “Substitutions”, 1.) there may be only one allowable substitution considered by the Landlord within a 12-month period, 2.) one original Lessee is required to continually remain onsite and occupy the premises; if these conditions are not fully met, full transfer/buyout charge applies thereafter.  Absolutely no subletting, no key transfer to unauthorized persons, and no home-sharing.  Any permissible balance refunds may take up to approximately 6-8 weeks.  Original applicants only may sign out in person any permissible refunds.  No exceptions.  *Note, the above section applies to Landlord-Tenant relationships with residential leases only. Domestic applicants may need to submit proof of affiliation with area hospitals and/or colleges or universities; applicants’ social security numbers shall be required for identification purposes on all Lease documents.  International rental applicants may need to submit international documentation, such as I-20 or J-2 visas and passport copies, as well as proof of affiliation with area hospitals and/or colleges or universities to be considered for select properties. One year lease minimums. Current blackout expiration dates from October-May 31; premium holdover rate shall apply thereafter, call for details.  Lease start dates begin and end on weekdays only, no exceptions.  Terms and conditions and inventory availability subject to change without notice.  Renter’s Insurance required for all rental categories, read details below.

Note to Short-term Furnished Housing Applicants:  The following application forms must be filled out completely and submitted for approval. A $300 Facilitation Fee is required for each applicant plus each applicant co-signer, and may be paid in person by cash, money order or bank check, plus current Broker’s Fee*.  All short-term furnished rentals are pre-paid by cash, bank check or money order.  Deposits required for each rental, guaranteed payment required, call for details.  No personal checks accepted.  Any refunds made by check only.  Residential applicants and his/her co-signers shall complete parts 1, 2 & 3 of the Residential Applications, see links below.  When bed assignments are available, premium applies for less than minimum term posted: monthly rate plus one-weekly rate for 2-month stay, twice monthly term for 1-month stay if available. Term payment required in advance, no proration of rents.  Checks only shall be issued for balances of refundable security deposits.  Residential applicants and his/her co-signers shall complete parts 1, 2 & 3 of the Residential Applications, see links below.  Proof of Renter’s Insurance required in advance of key assignment. Copies of executed short-term housing contracts shall be made available for resident collection and signature at management office, call for details.  *Note, Broker’s Fee may be waived if you sign for year-to-year stay within this rental portfolio and/or only if signing directly through the management company, call for details.
